Much like three-season condos, mobile homes are often overlooked by first-time buyers, but they’re a terrific way to buy into the Cape Cod market. “Buying a mobile home is a great way to enjoy an inexpensive vacation while having plenty of room for the kids and grandkids to come,” says Broker and owner Mandy Robinson.
There are a few things to keep in mind:
1. Trailer parks operate a lot like co-op complexes. You own the mobile home, but rent the land in the park. There are monthly association fees, which cover water, septic, rubbish removal, and more. “These are nice, tight-knit neighborhoods,” says Associate Broker Sue Peters.
2. The locations are top-notch. The Massasoit Hills Trailer Park in Wellfleet, for instance, is located just steps from the Mass Audubon’s Wellfleet Bay Wildlife Sanctuary. “There’s beautiful land next to you,” says Mandy.
3. They’re affordable. Prices range from $40,000 to $200,000, and mobile homes can be used year-round.
4. Rentals may be restricted. Weekly rentals are often not permitted.
